New Build HIPS and EPC information
From 6th April 2008, Builders and Developers will be required to prepare a Home Information Pack for properties sold off plan and any completed units being offered for sale.
Currently, any property that was already on the market on the relevant commencement date (i.e 1st August 2007 for sales of homes with four or more bedrooms; 10 September 2007 for those with three or more bedrooms and 14th December for all properties) does not need to have a HIP. If your properties were marketed after these dates then a completed HIP would be needed for each property.
In addition to the other mandatory documents, off plan sales will require a Predicted Energy Assessment (PEA), and completed properties would need to have an on construction Energy Performance Certificate (EPC). This is regardless of when the property was marketed.
